These aren’t your typical cake mix brownies — I thought that was too boring. Instead, I turned chocolate cake mix into chewy brownies with an ooey gooey layer and tons of chocolate chips. Triple the chocolate chips, to be exact: white chocolate, milk chocolate, and semi sweet. Intensified with sweetened condensed milk, these brownie bars are truly irresistible!

Ooey Gooey Cake Mix Brownies with Sweetened Condensed Milk
The cakey brownies vs fudgy brownies debate is timeless, but this recipe makes everyone a winner. By using a box of cake mix as the base for my brownies, I get the tenderness of a cake bar without giving up the best parts of a brownie. That’s not my only secret ingredient though!
I poured sweetened condensed milk right in the middle of these brownies, so the dough would soak up the rich, sweet flavor and turn a little dense and fudgey. The result is an indulgent dessert bar with the perfect mix of chewy, cakey, and chocolatey. And they’re so easy to make after dinner on weeknights.

- Press the remaining ⅓ of dough into super flat pieces and cover as much of the sweetened condensed milk layer with the dough as possible.
- Place baking tray in oven and bake for 29 to 31 minutes. The middle will look set and edges will be slightly browned.
- Let brownies cool in the pan for at least 60 minutes before removing from pan and slicing into 16 squares. For clean edged squares, wipe the knife with a damp cloth in between cutting each row.
Notes
- Prepping the pan with parchment and non-stick spray really makes it easy to get these brownie bars out of the pan later.
- This recipe is quick to mix with an electric mixer, but you can mix by hand using a little elbow grease.
- Mix just until the batter is well-combined. Too much mixing and the dough may bake up a little tough or dry.
- The longer these bake, the more they will lose the gooey texture. So check for doneness a little early. If a toothpick inserted in the center comes out with wet batter instead of crumbs, it needs to keep baking.
How to Make Gooey Chocolate Brownies with Cake Mix Step by Step
Prep: Gather the list of ingredients for this easy cake mix brownie recipe. Preheat the oven to 350℉, then line an 8×8 inch baking pan with parchment paper. I recommend using sheets of parchment paper that hang slightly over the edge of the pan. This will make it easier to remove the brownies after baking. Then spray the parchment paper with non-stick cooking spray and set aside. Melt the butter in the microwave, then let it cool slightly before using.

Make the Dough: In a large mixing bowl, beat together 15.25 ounces (1 box) of dry chocolate cake mix, ½ cup of melted unsalted butter, 1 large egg, and 1 teaspoon of vanilla extract. Mix for about 30 seconds, until fully combined. Then fold in ⅓ cup of white chocolate chips, ⅓ cup of milk chocolate chips, and ⅓ cup of semi sweet chocolate chips, until evenly-distributed.

Press the Dough: Press about ⅔ of the brownie dough mixture into the bottom of the prepared pan. This dough will be a thick, cookie dough consistency, rather than a traditional brownie batter consistency. If spreading the dough gets tough, lightly spray a spatula with non-stick cooking spray to help spread out the bottom layer.

Add the Sweetened Condensed Milk: Next, spread ½ cup of sweetened condensed milk evenly over the first dough layer.

Finish Assembling: Then press the remaining ⅓ of dough into super flat pieces, and use them to cover as much of the sweetened condensed milk layer as possible. This will create a slightly marbled effect.

Bake, Cool, and Slice: Place the cake mix brownies in the oven, and bake at 350℉ for about 29 to 31 minutes. When they’re done, the middle will look set and the edges will be slightly browned. Let brownies cool in the pan for at least 60 minutes. Then remove the brownies from the pan and slice into 16 ooey gooey bars. For clean edged squares, wipe the knife with a damp cloth in between cutting each row.

How to Store
Let chocolate cake mix brownies fully cool before storing in an airtight container.
- Room Temp: Keep at room temperature for up to 3 days.
- Fridge: After 3 days, move them to the refrigerator for up to 1 week total.
- Freezer: Tightly wrap bars in plastic wrap, then place in a resealable freezer-safe bag. Store for up to 2 months. Thaw and bring to room temperature before serving.
